Company is a Scam and Will Ruin Your Vacation
6 months prior to our planned October 2021 vacation, we rented a property through Vacasa that met all our needs - really beautiful place. Less than 2 weeks before our vacation we receive a text from Vacasa that our vacation property is no longer available. This has ruined our vacation as we held in good faith to the terms of the contract, we would not have been eligible for a refund if we had canceled. We passed up other properties that could have suited our needs, only to have our reservation canceled. This close to vacation, there are only 1-2% properties remaining available for rent in our destination area and most of them condos, none of them meeting our needs. Vacasa offered to relocate us but sent us only 2 possible properties that were small and shoddy looking and in no way meets our needs - I'm wondering if they draw you in with fraudulent pictures of lovely properties and then relocating their customers to what they really have available, which turns out to be something you would never rent. The customer service agents I spoke with were rude and nasty and don't care a whit about the upset of the traveler.
If you are interested in having a wonderful vacation that you actually get to take, please do not book through Vacasa and if you are still tempted because you found a beautiful property, please read through the reviews to hear of the many others that have experienced this exact issue, one person having their property canceled as they were traveling to the property on arrival day. You will not be sorry if you heed this warning, but there's a great likelihood that you will be in my shoes of having your vacation canceled if you ignore this warning.
Lastly, the agents like to lie to you about why your rental was canceled on you. Told us the house was sold. Because we were paid in full and just 2 weeks out, we already had the address. Looked up public records - the house was not sold. Looked up real estate listings in the area - the house is not for sale. The next agent told me that it was because the well was dry and no one knew when the water company would deliver? What? What kind of nonsense is that?

COVID-19 BEWARE! This company is unprofessional, disappointing, disrespectful. They don’t follow rules & regulations of the property that the units & homes are rented on put the guests in jeopardy. My car was almost towed. And they didn’t care. If you ever have an issue or Emergency you will NEVER talk to the same person EVER & never in a timely manner. They make every excuse to twist & make up excuses so they won’t be held accountable to their mistakes! The house had dust piled under ALL the beds, couch furniture, the bedding, pillow smelled. The house smelled like pet odor. The house doesn’t have all the things it lists in its ad, as simple as a can opener, blender & working toaster! They OVERCHARGED me, & are SO sneaky about it! Ants were crawling all over the counters & they felt it was ok to eat off of & blamed it on the weather.
Unacceptable, this company should be ashamed in this time when we all need to look out for everyone’s health & safety!
DO NO EVER RENT FROM THEM!!

Where do I start?
We paid over $4000 for this rental, and it was a mess. If it was $50 a night, I wouldn't have complained.
- It was not clean. Sticky dirty stove top , countertops and cabinets, dirty toilet seat in the master, dust/sand under the beds and in the carpet. Dead bugs, dust and dirt in the window sills
- Dis repair - only 2 out of the 4 burners worked, the faucet in the kitchen was horrible - was hard to regulate temperature and was very difficult to turn off.
Gouges in the wood work, peeling paint, the heavy curtain/and rod over the sliding door literally falling off the wall. Small plastic toys on the floor in the sitting room and under the beds. Cluttered closets in 2 of the bedrooms making the closets un usable for clothes. Sandy carpet, 4 stools around the game table broken or breaking.
Gross stuff - no mattress covers. the sheets are laying directly on the mattress. Not good! Moldy, black stuff in the AC vents
listing discrepancies - Vacasa said the outlets are covered for child safety . Not one is covered and some outlets are literally hanging loose from the wall.
Poorly equipped kitchen - We had 9 in our party and they offered ONE 8 inch skillet and 2 tiny pans. Not enough silverware. They had plenty of plates but we had to buy cookware to cook.
Master Bedroom had no working electrical outlet.
No screens in the master bedroom window. No breeze for the nights, thank you.
I could go on and on and on . It was a rip off, and after 4 phone calls to Vacasa immediately after checking in with our complaints they addressed the falling out of the wall curtain rod. At least we didn't get hit by a falling rod.
We tried to clean the place, but of course the vaccuum didn't work. They did have a broom, but of course no dust pan.
We are not happy with Vacasa.
Beware of Vacasa
I scheduled a trip to Grandfather Mountain in North Carolina for a week in July. The reservation was at Glenwood K40.
I did not notice that air conditioning wasn't listed in the amenities when I made the reservation. This is the South. We assume everywhere has air conditioning.
We arrived at Glenwood K40 about 11pm. The place was stifling hot and humid inside. The thermostat read 86 degrees. There were fans but no central air conditioner. The fans did absolutely nothing to lower the temperature inside the place.
I called Vacasa customer service about the heat and was told there was nothing to be done about it. No refund. No one would bring a window unit. I told them that it was difficult to breathe in that heat and humidity but they refused to help in any way.
I had to leave and drive 6 hours back home because I couldn't tolerate the heat.
Yes, it was in the 70s outside but, even with windows open and fans in, the inside temp didn't get below 82 degrees.
My family members decided to stay but they couldn't tolerate the heat after two nights and they left to come home early, also.
I talked with Vacasa three times. I called Booking. Com and they also contacted Vacasa. I was repeatedly refused a refund and was refused a window unit.
I wasted over $1400 on this reservation. I am heartsick about it. Please heed my warning and do not book with Vacasa. There are much better property management companies out there to do business with than vacasa.
Palm Springs Rental
This AirBnb listing caused our group stress from start to finish. First, we were told during the virtual check-in Thursday that the cleaners were currently at the house because a guest had checked out that morning. (When we booked, it was with the understanding the house would be vacant for 24 hours before our arrival for COVID reasons.) When I called Vacasa to confirm, they told me someone had either checked out that morning or the morning of the day before. I then spoke to the first person again, who said the last guest checked out the previous morning and the cleaners came the day before. This confusion/backtracking did not make us feel safe. The issues continued upon our arrival. The pocket bathroom door in the main master suite was broken and could not be closed fully for the length of our stay. Friday morning, we discovered a dead rat in the pool. We chose this property largely because of the pool, and were not able to use it for the length of our stay. The hot tub wouldn't heat, despite an email prior to our arrival confirming it would be working. Additionally, water was only coming out of one jet. We called Vacasa, and they turned on the heat. No one contacted us about the issue with the jets. The shower heads in two bathrooms dispensed only a limited amount of water, making them hard to use. Three stove burners were broken. When we turned the oven knob, it clicked like it was trying and failing to light, worrying us about gas. Overall I cannot recommend this company.
Vacasa house rental
We booked a vacation with Vacasa over 8 months ago. They contacted me today, 3 weeks before our vacation to cancel our rental telling us our rental is no longer available because the owner canceled their contract. Nothing else is available, I've checked everything so they have left us high and dry. We have airfare, car rental and now no place to stay. They also told us we have to wait 6-8 weeks for a refund. We spoke with manager who was not helpful at all and a bit rude. Do not use this company because now I'm seeing reviews that they have done this to many people and alot of them were canceled the day of their trip. Run from this place, it's a scam and they WILL ruin your vacation.
We rented a condo from Vacasa through Airbnb for Thanksgiving on Pensacola Beach so we could see one of our sons in the NAVY. The day before we were to leave they said we could not stay in that condo because the oven just broke. Instead of sending someone to fix it we were expected to settle for another condo not even in the same county. Just a condo somewhere in Northwest Florida was a sufficient remedy from this company. We are supposed to go tomorrow and now everything is messed up because of this company. Military families especially beware if you are trying to visit a loved one near a base. I will never use these people again. Also, I see where they have horrible reviews on Facebook. I saw where they did this to other people. They wait till the last minute to tell you there is a problem and it is too late to go with another company. What a sleazy way to do business.
What a horrible company. I used Vacasa for 15 months to rent out our ski condo. They would constantly rent our unit out for $50 per day, and sometimes less with discounts. Of course, after they take their 30% cut, you only receive $35 per day. After someone booked our condo during December (peak ski period) for 5 nights at $603, I immediately complained to the GM. He apologized and said he’d try to make up the difference. That was a lie. When I decided to move to Airbnb, I gave them ample notice (August). They said that they would have to charge me the difference in market rates for that December reservation! Turns out, that was also a lie! Instead, they actually charged me the full reservation fee of $603!!! You read that right. They did not take just their 30% cut ($181), but literally stole from me taking 100% of the reservation! What an immoral, unethical company!
Also, Vacasa will not allow owners to stay at their own place and self-clean anymore! So owners MUST pay their cleaning fee! Wow!!
I would never use Vacasa as a property management company. Run away.
My experience with Vacasa is that they are an extremely unethical and predatory business. In addition to the class action lawsuit that homeowners took against them, they have been taking advantage of customers during the pandemic. They cancelled a reservation I had with them but will not refund the money and will only give a future stay credit. They knew at the time of my booking that they would have cancel on me due to a municipal order prohibiting short term rentals, but proceeded with the booking so they could secure my money before cancelling. This is predatory business behavior and it's inexcusable to take advantage of customers in the midst of a pandemic. Anyone considering booking with Vacasa should reconsider, they really are a terrible, unethical company that only cares about their bottom line.
To add to my review this (to which Vacasa Messaged they would respond to but never did) ……One of Mary’s colleagues emailed her asking her to call me re: my cancellation (yes he called me back to lmk he had in fact emailed her bc she was absent on Thrs)….although he had orig said she was in the phone with another customer??
Mary had mentioned that there could be a possibility of extending the 15 mo. Credit Should I not be able to find a week in which renting that particular property worked for me. The gentleman I spoke with said he had never heard of such a thing so I now have yet to hear back from Mary. Apparently I’m the only one in my group who unfortunately used VaCasa to book their stay. Upon hearing my situation everyone else in my group read their contracts and has 100% flexibility in terms of canceling and getting refunds if canceled within a reasonable timeframe for example 30 days or more. There is no flexibility with vacasa when it comes to Delaware or North Carolina. Please be aware of this prior to your booking with them.
