Not good investment
This company is awful! I can't believe I trusted them with my money. I regret it so much. I've lost money on several deals and only a couple are actually doing well. They charge way too much for a simple K1 form, when other companies give it to you for free! And on top of that, I still can't file my taxes because of them. It's almost September and I'm still waiting. They only have one sponsor on each deal, so if they fail, you fail. They don't care about us customers at all. They don't protect us at all.
Real Estate Investments
I've been with EM for over three years now. At first, things were great - three successful deals and all. But lately, things have taken a turn for the worse. Communication from the company is seriously lacking - both in getting back to my messages and following up on my questions. They've even been messing around with the fixed interest payments on my current investment. And don't even get me started on how they can't seem to get my tax documents to me on time. It feels like they've lost control of everything, and I wouldn't be surprised if they're purposefully dragging their feet on ACH payouts to keep their cash flow in check. It's all pretty shady, if you ask me. My trust in them is completely shot, and I'm telling everyone to steer clear of EquityMultiple.
My investment experience over 3 years
My experience with the company has been up and down. At first, EquityMultiple was great - I got steady returns, clear info, and they were always super upfront with me. But lately, I've been dealing with some issues. The transparency isn't what it used to be, and it's been a struggle to get all the details on private placements. Plus, the returns have been kind of disappointing, especially with how hot the real estate market is right now.
Delayed K-1 receipt
I'm really frustrated about the delays in getting my tax documents. It's causing issues with reporting accurately. The lost investment and incorrect rate of return are just making things worse. I really hope for clear communication and updates from the platform as a customer, but unfortunately they haven't met those expectations in this situation.
Late Tax K-1 filing
EquityMultiple not giving me my tax K-1 on time has been a huge pain. I missed the tax deadline and had to get an extension because of them not being on top of things. It's really frustrating not knowing if or when they'll finally give me the document I need to do my taxes right. Their lack of responsibility has really disappointed me. It's just not okay and makes me doubt if they're actually a reliable company. I definitely won't invest with them again in the future.
$100k investment
I had put $100k into investing with this company, and let me tell you, it was a total disaster. Turns out, the sponsors weren't properly checked out, and I eventually found out that they were already defaulting on another property. And just when I thought it couldn't get any worse, the company kept asking for more money in the form of new loans, which just meant my stake in the investment kept shrinking. In the end, they couldn't make good on those loans either, and my $100k investment went down the drain. What's even more frustrating is that while my investment was tanking, EquityMultiple was still raking in the fees, showing they weren't really looking out for the investors like they should be. You can bet I won't be investing with them again.
Account setup
I had a really bad time trying to set up my account with EquityMultiple. Their technology and customer service were both pretty awful. I went back and forth with them through email at least 20 times and still couldn't get my account set up. The customer service rep I dealt with was no help at all. On top of all that, I found out that the returns they advertise aren't even accurate. Talking to other investors, it's obvious that the investments they made in the past never actually got the returns they were promised. It seems like all those good reviews on financial websites are just paid ads, and EquityMultiple pays to be on those biased review sites. If you want real customer feedback, Trustpilot is the only reliable option.
Real estate investment platform
I'm pretty disappointed with how this company has handled their K-1 deliveries. Got one on time, but the others are over a month late. That's just not cool, especially when I've had better experiences with other real estate platforms. The way they've been slacking reflects badly on their management, and I'm starting to think twice about investing with them again.

Investment returns disappointment
My experience with this investment platform has been really disappointing. Some of my investments have totally tanked, resulting in some big financial losses. If I were you, I'd check out other platforms like Origin Investments or DLP Capital, even though they might need a higher minimum investment.
$95,000 investment
I put in $95,000 in 6 different investments using this platform. Sadly, only 2 of them turned out the way I hoped. One of them tanked and lost all its value, which was a major bummer. Despite all this, EQ is saying I made a 6% return, but I know it's more like 1% or a little over that.
